A clearance is a different job from a removal. Nothing is going to a new home at the other end, which means every item needs a decision — keep, donate, recycle, dispose — and somebody has to be legally responsible for where the rest of it ends up.

That last part matters more than most people realise. If waste from your property is fly-tipped, the liability can come back to you as the person who handed it over. It does not matter that you paid someone to take it away. Our waste carrier registration is CBDU574812, held by Nabosh Logistics Ltd, and you can check it yourself on the Environment Agency's public register. Always ask for a registration number before letting anyone clear your property — and if they cannot give you one, do not use them.

Anything with life left in it is donated where we can find a home for it. The rest goes to a commercial disposal centre for proper processing. Nothing gets fly-tipped, and we are happy for you to see where it went.

Loft, garage, shed and outbuildings included, not just the rooms you can walk into. These are usually where the volume actually is.

Sorting is done at your pace, and anything you want set aside is set aside rather than cleared with everything else.

Worth knowing before you book

The things that most often change a job on the day. We would rather they were on this page than a conversation on your doorstep.

  • Clearances are priced by volume, so we cannot quote one without seeing the property. Send photos or a video of every room plus the loft, garage and shed — this survey is essential, not optional.
  • The prohibited list still applies: no gas cylinders, fuels, corrosive or toxic chemicals, explosives or fireworks. These need specialist haulage licensing and have to be taken to a recycling centre separately.
  • Check for anything of value or of personal significance before we start — probate clearances in particular have a way of turning up documents and photographs in places nobody expected.
  • Firearms and ammunition must never be packed in an unmarked box. Speak to us and to your police firearms licensing department well ahead of the clearance.
